How do I analyze deals Let me break it down. This is a huge 4 unit multifamily I viewed in 2020 👇

When I viewed the property in 2020, I passed on it for a few reasons. - Needed a new roof - Needed new boiler - Needed foundation work - Had 2 non paying tenants- rents were low ( around $500/unit)

It sold for 80k then The new owner did the roof and boiler ( about 25k worth of work) Foundation still needs repairs Rents still low ($625/unit) Neighborhood c- neighbors are messy. On paper 37k down on 185k w 7.75% intrest it looks like cashflow would be about $607/ mo.
