'Maintanence and Repairs impossible to deliver' I thought that is covered by service charges and nothing to do ground rent. Is this a tacit admission that service charges are completely arbitrary to line the pockets of freeholders then? Michael Gove have you seen this?

It's not just ground rent that's a scam. Freeholders profit from BTL owners who have to pay to register their tenants. This lasts typically 18 months, whereby another fee is issued by the freeholder.....just to be informed the same tenants are in situ. Disgraceful profiteering.
