People complain all the time about how expensive contractors are now. Many homeowners have no problem completely wasting a contractors time with getting bullshit quotes. Every paying customer that contractor has subsidizes this time. This is why quotes should be paid for.

Our 20 year old has decided he doesn’t want to go to post secondary. He’s asked if he can have the money we saved for his schooling to invest in a combination of a global market etf ($VEQT or similar) and Bitcoin. I’m considering giving it to him.

I can’t stand screening tenant backgrounds, credit, references, income, etc….so I don’t. Instead I rent properties to medium & large businesses for their employees. The employer is on the lease, pays the rent, & takes responsibility, & we give a small discount on the rent.

Our freshly completed sfh to duplex conversion project just officially got rented. One of the businesses we rent units to wants both of these new units. Total cost to purchase and renovate - 260k Gross monthly rent - $2900 Today is a good day.

Taking possession of our next flip house today. Bought for 145k, planning 100k renovation costs, targeting 340k arv in 3 months for 70k projected profit. We debated keeping it to rent - would be 125k reno (270k total investment) for 2600 gross rent.

Hey! What multiple of NOI do you value commercial properties at? I’m looking at one that’s asking 3 million, current NOI is around 200k. Will be filing a LOI early next week to get to see more of the financials etc. I’ve never bought commercial property, what should I look for?
