Small landlords that have held buildings for generations shouldn’t have a supersized mortgage. If they purchased the building decades ago, the mortgage should be minimal or paid off, unless they are leveraging the building to speculate on even more buildings.

rents don't raise themselves. landlords are pushing rents to astronomical levels. that is the accurate way to describe the situation.
