Want more bookings? Improve your hero shot. The ROI on your lead photo (hero shot) is incalculable and yet I see so many boring, poorly composed, or uninspired hero shots when I search Airbnb. Invest in your hero shot and watch your bookings skyrocket!

A better gift basket is not why people book your place. It may be ONE reason they give you a good review or book again, but it is NOT a factor in getting that initial booking. A far better investment is adding one more bed (to increase occupancy and appear on more searches.)

One way to #keepitbooked is to allow pets. It's important to remember that your rental is a business. No matter how you feel about pets, if you have a cleaner and collect a small pet deposit ($50) it's all upside. The amount you'll make by allowing pets far outweighs any costs.

The most underrated factor to the booking rate of an STR: vibe. If the vibe level is 10/10 you can’t help but be booked 90%+ of the time.

One thing they never tell you about having a fabric dome structure as an STR: It's hit or miss as to whether it's a permanent structure and so you get lost in zoning limbo. Perhaps forever. Domes are inexpensive, but they come with their own issues.

IDEA: Buy distressed Airbnbs and update the photography and add a hot tub. That's about it. Just those two things would have a dramatic increase in bookings and/or ADR.

Ok, that Yurt has me shook 😍 EVERYONE. THIS IS HOW YOU CRAFT A GUEST EXPERIENCE. Yurts are about the cheapest type of STR you can build and this person just WENT FOR IT. The full viking experience! This place is going to be booked year round. Excellent job!
