There are also some carve outs for subsidized landlords in CA’s rent control regime. Affordable housing nonprofits have very effective lobbyists!

Not to be overdramatic, but I think this debate has existential consequences. If you believe like I do that cities- with their compact green living and mix of cultures is key to saving the planet and greater tolerance- they have to be places that feel safe and welcoming. 1/

For ten years, left-NIMBYs peddled lies about vacancies -- that our cities had too many vacant apartments, that greedy developers kept homes vacant to somehow get rich. They worked *tirelessly* to pass laws to *reduce vacancies by taxing them.*

This idea that banning apartments prevents gentrification and preserves access to homeownership for working families is flat wrong. If it were true that preserving single family zoning stopped gentrification, Silver Lake and the Sunset would still be working class neighborhoods.

Rents down a whopping 17.3% YOY in City of Los Angeles! Number of rental listings has doubled vs last year amid record supply coming online. Largest declines for 2 bedroom (-25% or -$745)

2023 @circulatesd study found billions spent on trolley stations yielded fewer returns due to zoning limits. Rules limited housing near stations despite resident data showing strong preference for transit-oriented development. cayimby.org/blog/capturing…

Even by Left-NIMBY standards this Jake Blumgart story shocks the conscience: 100% affordable housing, built by the Public Housing Authority, delayed 6 years. Costs spiking despite cutting the project to just 57 homes And now the "Equity Groups" liken these 57 homes to Tuskegee

“The simple reality is that the math of the inclusionary policy is preventing development. The project we’re doing is one where the numbers should work, and they just don’t.”

Los Angeles' park fee schedule: if you build a mansion in an RE (Residential Estate) zone, you pay $4,324. But if you build an apartment building in an R5 zone, you pay $12,525 per unit. Makes sense, very equitable!

The usual story about how Proposition 13 contributed to the California housing crisis—it made housing development a fiscal net loser—is junk. Rather, it contributed by creating a generation of homeowners who simply didn't have to care about housing costs. My latest:
