The state & local tax (SALT) deduction cap was increased in the "One Big Beautiful Bill Act" passed. The cap raised from $10k to $40k starting in 2025, with a 1% annual increase through 2029, before reverting to $10k in 2030, it phases out for taxpayers w/ incomes above $500k

I've heard stories about other people who fall into money. Here's my story. I started a 401k at 22 years old, and after college, mostly due to carelessness at such a young age and a divorce, I forgot all about it and I surmised that it was divested during the divorce.

I collect the quarters for some of the owners' laundry machines at apartment buildings. It's amazing how many silver quarters I find. It's kind of a stupid hobby of mine.

In property management, when it rains, it pours. 3 separate big plumbing issues overnight. Coordinating the right plumbers, the tenants, and clean up. Managing tenants is the hardest part. Tolerance is in a lost quality these days. It's a thankless job.

I bought a 4 bed 2 bath house in So. Cal-under 500k in 2015 Rented out 10 years, and now our daughter married and a baby on the way House becomes a home Real estate is a great investment, & this house is paying us back 10 yrs later Housing is a legacy for our growing family🏠

It is getting really tough doing business in California today. Lawsuits, audits, settlements, attorneys' fees, insurance, cost of living increases (aka inflation) gasoline prices are hovering around $5 a gallon. Hard to give up the most beautiful weather in the country though.

She wants 5 million this time. A simple google search turns up she has at least 5 lawsuits going on the last 2 years against 5 different companies. They are all ADA related claims. In some states, if you lose the case, you pay the defendants their legal fees. Not in California.

Paul It's the wild west in insurance in now. Snake oil salesman. They cancel for roof replacement, electric panels, railings, concrete repairs, neighborhood graffiti, & plumbing issues. Replacement policies are 200-300% higher with less coverage now.

For all of the property owners our there; insurance is an extremely important part of your portfolio. Cut corners are your own peril, especially in California. Good insurance coverage is worth every penny

It's amazing how counter-intuitive and counter productive these politicians are It's not the builders. Simple economics: If you restrict housing and the ability for owners to take possessession, you drive up the cost of housing Landlords know who is driving up the costs
