The real and perceived electoral power of Small Real Estate is why New York’s Good Cause Eviction proposal is being gutted imo.

While Big Real Estate used its $ to stoke the fire of Small RE in a mostly failed effort to shield itself, Small RE got entirely carved out as usual.

LOL this IAI reform won’t help any of the decrepit vacant units that ostensibly are the reason the reform is on the table but it could help juice rents on old 421a rent stabilized units/other relatively high rent stabilized units like those that tend to be owned by REBNY members!

The governor and legislative leadership are trying to craft a version of good cause eviction that avoids headlines in the New York Post about welfare queens in luxury units or poor innocent 8 unit landlords. And just like w bail rollbacks, the Post will go after them anyway!
