I spent 15min on the phone yesterday walking this Real Estate agent through the math on how to add a rent proration into her P&S agreement because she was so sad and helpless. Today she is still trying to avoid doing her job and clearly confused with basics. Ugh.

Me: We recommend a repair budget of 10% for routine upkeep of the home Prospective Client: Ok, so I'll just factor that into the rent. Me: Well . . . that is a common misconception. The market will determine what you can charge. Now often times what you can charge does align
