扒了南湾各个zipcode的过去十几年的房产成交数据，算每年single family house的medium price，感觉房子属性，好学区第一，交通第二。tier 1学区无视各种因素一路框框涨。而一般学区+一般交通房很容易价格flat，得赶上疫情+价格相对过低的情况才会补涨。
