This is exactly the advice I gave to my own adult children. While I am absolutely prepared to offer financial help to get them on the ā€˜Housing Ladder’ the purchase of a leasehold flat is so loaded with legal and financial risks that I will not help them to buy one.

The ā€˜Ground Rent’ that leaseholders are forced to pay has its roots in medieval England where serfs grew crops on lands owned by nobility and sold them. Leaseholders extract zero from Freeholders’ land rights. The Labour Party out scrap this legal exploitation NOW! Enough dithering.

The unique land law in England and Wales separating land ownership from land occupiers - creating Freehold owners and Leasehold occupiers - by definition, encourages rent seeking. Freeholders have every incentive to demand as much cash as they can. It’s legal. Time to stop it.

Retirement homes are not worth the ££. The Freeholder, McCarthy Stone,Is legally allowed to charge occupiers -leaseholders- for services they do not use. These are totalled up and deducted from the proceeds of a sale. thetimes.com/article/6696dc…

Land Law in England and Wales has favoured land owners’ over those of occupiers for decades. In 2024, the Freehold Reform Act was passed, to tip the balance a bit. Deep-pocketed land owners are challenging it. But the High Court has refused a group of Leaseholders to have a say!
