New to posting on X, but taking a swing. We recently closed 2 acquisitions for niche family entertainment. The deals were funded via a combination of seller / SBA financing. Let’s dive into the deals: Deal 1: $1.2m sale price, including real estate SDE: $350k / RE value: $800k

Seller and I agreed to operate a specific contract "at-cost" till a large expansion of it takes place in July 2026. No brainer decision. The seller today informed me that "at-cost" means I make no revenue on it till July.....I love this life
