The issue I’m seeing with these new 50-year loans is that you pay down almost no equity in the first decade. If home values rise, fine — but if they stay flat or drop, you’re underwater with the “benefit” of only a slightly smaller monthly payment. This chart assumes $500,000

Is a 50 year mortgage a transfer of wealth from millennials and Gen Z to boomers? Let me explain. A lower monthly mortgage payment qualifies buyers for more expensive houses. This artificially increases demand and the net worth of those who own a majority of Real estate

You could do a 10,000 year mortgage interest on debt is still interest on debt. At a certain point you might as well call the loan an interest only loan.

This is actually an interesting idea. If a core problem of the housing market is that people won’t move or sell their house because of their mortgage then enable them to move with their mortgage? Grok what are potential unintended consequences and benefits?

I think he might be right.. And it's sort of scary.. I spent a summer doing a software engineering program where it would take me weeks to build something I can now literally build in two minutes with one sentance. And the scary part is that what I build can now keep building

Shai Gilgeous-Alexander is so freakin good. Saw him in person for the first time last night in MSG. 1 minute into the game or 1 minute left shows no fatigue and effortlessly gets to his spots creating for himself or teammates.

I believe the saasapocalypse will faction softwares and tools people use because they enjoy using them and ones that just help them get their job done. EA is up 50% year over year as people enjoy playing video games and more time available from AI automation might lead to more

If you are a college basketball GM it should be pretty clear what you are trying to optimize for: SIZE and AGE. Michigan basketball for example. Starting lineup avg size: 6’ 7” Avg age: 22! UNC’s championships are whenever they had seniors at the same time and a big team.
