These numbers are insane... automated enforcement basically wipes away racial differences in police stops. Without enforcement, on roads where half the drivers are Black, they make up about 70% of police stops! Drops to 54% when automatic cameras are in use.

The important story here is that market-rate rentals can be affordable if enough new housing is getting built to meet demand. The couple got a market-rate 1-bed for $1,500/month, which is cheaper than the 60% AMI housing provided by MHA. seattletimes.com/business/real-…

Why 'single lot'? 1. you don't have to compel adjacent owners to sell by offering much higher land prices vs what you might pay for a single lot 2. existing owners can develop with existing lower land cost 3. You get a mix of building types and ages 4. Change is incremental

I hate how income-restricted housing, where you pay 30% of your income in rent, requires you to be nearly cost burdened. Even back when I could qualify I wouldn't have been able to afford the subsidized rent bc of my loan debt - so I rented cheaper private market housing.

Incremental small-scale infill gets by blood pumping! Complexity, variety and order! Enable the city to be the complex adaptive system it is meant to be! Decentralize decision-making! De-couple from wall street (somewhat)! Seize unique niche opportunities! Experiment and learn!
