Ok SMB Twitter, advice welcome. Today submitted an LOI on a local service business. ~ $1M pp. Broker has tentatively secured lender at 90% pp so seller/broker balk at seller note. Broker won't advise seller to accept escrow holdback > 12 mo. Other options to mitigate risk? #SMB

SMB searchers: not seeing any businesses currently listed that interest you? Why not mail direct to owner? Just sent letters to 5 businesses in the HVAC/plumbing space. Why only 5? Well that's my A list. Also have a B list of 8-10 & a C list too that I'll mail if no luck with A.
