Relocation Tip – Sweden: if you are managing relocations to Sweden, it’s useful to know that subletting apartments is common. There are two types of Swedish leases – First-hand leases between a tenant and landlord, and second-hand leases between a tenant and the next tenant.

Relocation Tip – Japan If you’re managing Japan relocations, be aware of “reikin” (key money). This is a sum equivalent to 1 or 2 months’ rent, paid in addition to the security deposit. It's literally money for keys. But discounts and even no-key-money can be negotiated.

Relocation Tips: Dubai If you are managing relocations to Dubai, the Ejari is an essential. In Dubai, it’s normal to pay up to a year’s rent in advance to secure a lease. But without the ejari – formal registration of the lease with the authorities, it has little legal validity.

Relocation Tips: Bay Area If you're managing relocations to the Bay Area of San Francisco, remind transferees to prepare an application pack before home searching. They need proof of income (pay checks, employer’s letter), and past rental history, with landlord references.

Relocation Tips – Brazil: Managing relocations to Brazil? Landlords may ask for a Seguro fiança, insurance that covers rent and utilities in case of non-payment. Applying for a Seguro involves a lot of paperwork, so instead offer a higher security deposit (up to 3 month’ rent).

RELOCATION ALERT! Remember that in early 2025, the EU will introduce ETIAS. This is similar to the US ESTA. Transferees from outside the EU will need an ETIAS to enter the EU. The start date has not been announced. But be aware of it as an extra step for assignees going to Europe
