Advice requested from #retwit I’m renting out my 5k sqft warehouse. There are 3 tenants in 3 suites. The only common area is 90 sqft bathroom, utility closet, and hallway. What’s proper way to calculate the SQ footage for rent for each tenant with the common space?

Do IRR waterfalls make sense for STR syndications? Can I use CoC waterfalls instead? Im sponsoring my 1st STR deal. Using IRR, the only way to make the promote hurdle is to sell...but this is a buy & hold deal I want to be motivated to increase cash flows. Help! #retwit
