Apparently the end is finally in sight for the scaffolding which has partly obscured the Red Lion on Crown Passage in St. James's for over two years. Some of it may even be coming down this week, and the rest of it should be gone before Christmas. Still love this pub either way!

And it turns out even the #BusinessRates news is bad now that the actual detail has emerged. Their insufficient tinkering with multipliers will see most pubs paying more than they are struggling to pay at the moment once the current relief is removed.

We present the highest-rated "pub" in England. The 2026 RV is £1,300,000, up from the 2021 RV of £670,000. Its probably the largest increase for any single pub too and its not even in London. Oh it's the only pub in Eng/Wal with an RV of over £1m the 2nd highest is £365000 lower!

fag packet calcs - £13m in sales or £1.08m per month, estimate seating for 200 - so every "seat" must trade £5416pcm or £11.14 for 200 seats per hour for 365 days a year but that is for an "average REO" i.e., anyone can do that according to the VOA and their "approved guide"
