1/My partner and I are renovating a house which, of course, brings up a lot of thoughts. We live in Pittsburgh, house was relatively a good deal - 1920s era, brick, new roof, new sub pump in basement. Just needs cosmetic upgrades.

2/ We’ve spent the last week tearing out carpets and prepping to paint. It’s fun! I feel like an HGTV star! But I also recognize that it’s a privilege to be able to do this and that expecting young people to renovate your housing stock is not an affordable housing strategy.

3/ Making this point because I’ve run across leadership in so many Rust Belt cities and towns who question why they would want to build apartments/ADUs/ missing middle. “We have so much housing! Why wouldn’t people want to buy a house?”

4/ So many reasons! Not everyone is able to renovate a house or hire contractors (who are in short supply) to do so. Seriously it’s tough work. Also, not everyone wants to sink their roots in your town with out testing it out by living in a rental situation.

5/We’re also lucky that we have friends to help and advise us. It’s a lot harder for newcomers without a network to take on housing renovation.

6/ So if you’re hoping that the exodus out of cities (concept of which is sus) is going to have people flocking to the low real estate prices in your community, you might want to allow some Missing Middle housing to facilitate a soft landing.

7/ and you might want to allow it to house people for whom buying (and renovating) a whole old house doesn’t make sense. Like young people, older people, and differently abled people.
