This is either an incredible bargain for season tickets or bush league writing by the Athletics marketing department: > For just $25, fans can sit in the general admission outfield grass for all 81 regular season home games

117 N. 4th St in Brooklyn is a case study in why you shouldn't pay, say, $9.75M for an 8-unit building until you are absolutely certain it will be removed from rent stabilization. Deregulation is harder than you might think, even for a vacant building. therealdeal.com/new-york/2025/…

Second Ave. Sagas Cuomo's rent control plan is insane because it will force landlords to rent vacant apartments at below market rents & only to people who are at the most risk of not being able to pay their rent. A landlord would have to be insane to go along with this & would probably be better

Obvious in theory but still a bummer to confirm: Address-tied housing interventions harm mobility & tenant employment "Market-Rate Citizens" are free to seek homes they can afford in locations of their choice "Affordable Citizens" can't move without losing their assistance

“Frankly, if they’re going to behave like hackers, then we’re going to behave like trolls right back to them,” said Matthew Prince, chief executive of Cloudflare. Good to hear. AI scrapers should pay for, not steal, media content. nytimes.com/2025/08/01/pod…

Under Eichner’s initial plans, the development would have added hundreds of union-built, affordable rentals, in addition to market-rate units. Instead, under Schwartz’s plans, the site will yield market-rate condos asking more than $1,200 per square foot. therealdeal.com/new-york/2025/…

Many rezoning debates in NYC boil down to, “Well, if we do nothing, they’ll build market-rate condos” — so-called “luxury units” that “nobody can afford.” But sometimes, negotiations fail and a developer does build market-rate condos. What happens then? therealdeal.com/new-york/2025/…

You can't upgrade a rental building in NY without considering the obstacles presented by "good cause eviction." Here's a look at how it applies to Miki Naftali’s Fifth Avenue condo project therealdeal.com/new-york/2025/…

What steps, if any, should be taken to prevent people from losing huge sums in real estate scams or dubious crowdfunding schemes? Or should we just accept that a fool and his money are easily parted? therealdeal.com/new-york/2025/…

I wonder why Zohran Kwame Mamdani didn't respond to Cuomo's attack on his rent-stabilized apartment by noting that he pays more rent than the average market-rate tenant in his building. Mamdani's preferential rent is basically market-rate. therealdeal.com/new-york/2025/…

The New York City Council quietly carved 37 buildings out of the Midtown South rezoning. City Planning says that reduced projected housing growth by only 76 units. I'm sorry, but that is an absurdly low estimate. One study found this will cost NYC 1,000 units. therealdeal.com/new-york/2025/…

“Not every developer has a big name and deep pockets. Most are upstarts who risk their own money and dream of making it big. For every 60-story tower in Midtown, there are dozens of outer-borough storage facilities and multifamily developments…” therealdeal.com/new-york/2025/…

I sent this column of mine from 2024 to a politician who floated the idea of the city converting bankrupt rent-stabilized buildings into affordable co-ops. This small project took 44 years. That is not a typo. therealdeal.com/new-york/2024/…
