Struggling to verify income? Have an IRA? Even if you are under the retirement age, multiply your IRA balance by 90% and divide by 36. That's your monthly income. Yep.. this isn't every lender but we have the connection. Brokers are better!

Just closed our first existing USDA manufactured home purchase. It was a 2023 (has to be 20 years or newer). Easy breezy folks! Needs to clear a tie down inspection just like FHA but we are cranking these out now. -$0 down -can finance closing costs if appraisal comes in higher

VA guideline update *** For self employed borrowers, you can now add meals and travel expenses back in as usable income! This has been the case with other programs but now you can do the same on VA mortgages!
