HVAC is my nemesis this week. 1x Full Replacement 1x Frozen system with a very unhappy STR guest 1x non-cooling system (actually guest user error) but still had to send management out. Just gotta roll with it 🤷🏼‍♂️

Anyone have advice on delaying receiving funds for the sale of a property? Selling on one of my places and I’m pretty sure next year will be a lower income year (too much detail to go into here) Hoping I can somehow delay getting the funds till 2025 without delaying closing.

Ok hive mind. Looking at doing a refi on a 5 unit. Probably valued at 520k. Monthly rents are 4k total. We’ve got quotes for a 30yr fixed, first 10yrs IO. Leaning towards paying the higher points for the lower rate in order to pull more cash but what are your thoughts?
