Mortgage still rates climbing the wall of worry. The Fed has only added .25% to rates. They don't set mortgage rates, but keep talking about more hikes. Markets react/panic and price that in NOW. This is how a .25% rate hike by the Fed can drive mortgage rates up by 2 points.

Rates going up by a point sounds like a disaster, but for most homebuyers, it's not. On a $400,000 purchase, assuming 20% down, it's $190 per month. Real money, to be sure. But most households find a way to make that work. (and why rates do not historically drive prices.)
