Here’s one of my favorites in Charlotte

My real estate development thesis is that the demand for walkable neighborhoods is much higher than the supply.

To take advantage of that demand, you can build more housing in existing walkable neighborhoods, or create new pockets of walkability.

Four of the top six cities are smaller than 100 sq miles.

Larger cities like Charlotte (313.4 sq miles) have a harder time urbanizing.

One reason - when some citizens & public officials live 20 miles from city center they *understandably* advocate for suburban policies & zoning

This city is amazing and so many people take it for granted. There is so much happening, and if you think it’s “beige and boring” you just haven’t tried to connect with cultures outside your own.
