2020 Price - $300,000 2024 Price - priceless Never selling. Have had quite a few people I’ve met on this app come visit. In fact, some people flying in this weekend to hang. Who’s next? (Sound on)

Surely everyone heard about the Olympics controversy of Raygun, the break dancing Olympian who pretty much stole the show with her awful performance. If you haven’t seen it, I found a good video comparing some of the other dancers with her. HOW did she make it in?!? (Sound on)

Had some ask for step by step on building a pool. All of my Airbnb’s that I build have indoor pools. Why? It sets them apart from others & draws TONS of guests in. Year round swimming as well. Over next few weeks I’ll do step by step on process. Step one - dig hole/rebar/plumb.

Gunite going up for indoor pool today. Brief overview. Water is added at end of hose as a fine mist. More water added to cement material the less strength so only a light mist at hose end. Gunite needs to be WAY stronger than regular cement because of pressure of water on walls.

Starting to look like an indoor pool. This one will be LARGE plus the kiddie pool. Will be posting videos of the entire process later today and STEP 2 of “How a pool is built”.

Bro - don’t you even think about it you little bastard! I will fight you bare handed if that thing is torn to shreds when I get to back to the cabin today!

I've recently discovered (through trial/error and just pure dumb luck & coincidence), the STR formula that generates $80K-$100K/annually on a $250,000 buy cost. A niche that no one is doing right now in vacation markets. Will be posting deep dive details soon. Insane returns.

No chem trails, clear blue skies, puffy clouds. Hate leaving this secluded place, but have to head back to the ATL now. If my kids weren’t in Atlanta I think I’d just stay up here and never come down.

I’ve been investing in RE for 25 years. Have many acquaintances who held Section 8. The common theme is: It’s like a boat. The two happiest days of ownership are the day you buy it and the day you rid yourself of it. Everything in between is a nightmare of monumental proportions.

Doing deep dive into the below STR niche on my newsletter. Will post a few details on here, but too much info on this particular STR style to breakdown here. Will show actual numbers, screenshots, receipts. If I had known about this years ago, these would have been my new builds.

Met with soil scientists Friday. Ball is rolling on building my retreat center. Will keep the mountain land in as pristine/natural condition as possible. The first step is burying these UGLY overhead utilities. Costly, but worth it. Want to make this a destination retreat spot.

A guy hit me head on in Aug. He had no drivers license, no insurance, no papers, went to jail. Totaled my Chevy 1500. My State Farm kicked in. Always max your uninsured motorist coverage! Now I need a new truck. So, truck people, F250 or Chevy 2500? Pulling small CAT equipment.

This F250 death wobble makes me nervous. Lots of comments on it. Some say fixed, others say it’s not. I have F750 for my big CAT’s. This would be just to pull small stuff located in TN occasionally. Big issue is comfort since I make ATL->TN drive weekly. No hauling from ATL to TN

BowTiedBroke Hallucinogens always carry a risk of psychosis & psychotic break. Many people are walking around who would never have that tendency surface without that chemical prodding. It's a choice what people choose to do, but this stuff is not without risk - it impacts the brain.

I saw some posts about Congress considering a “Mass Casualty Event” amendment. Then something popped up about UN doing same. 🤔 I’ll say this, if world blows up, I know where I’m going & who I’m calling. My friend Jimmy! Living off the land since birth. These guys will survive.
