L&Q and the Housing Ombudsman complaints teams still refuse to acknowledge that repair workers called on 25/04/23, while I was out, despite the written appointment being for 25/05/23. This was a failure to adhere to the agreed appointment time, not a 'No Access' issue. SHAC

The difference matters as L&Q previously weaponised the No Access claim and created a 6 year legal battle that cost them ÂŁ80k in legal costs and, with contractor over ÂŁ10k compensation paid to me when they used it to ignore a reasonable adjustment for fair notice of appt times.

Housing Ombudsman played zero role in securing that settlement. In fact,the Ombudsman unsuccessfully colluded with L&Q outside its jurisdiction to try to undermine my legal case yet still views an unannounced visit made a month earlier than scheduled in writing as a No Access Issue?

What must #SocialHousing tenants do to be treated fairly? I have won three legal cases over this. Must I take the Regulator of Social Housing to court again or perhaps undertake a high profile citizens arrest of Mr Blakeway or Fiona Fletcher Smith for malfeasance and harassment?

If Smith or Blakeway had a private contractor turn up at their homes a month earlier than agreed in writing while they were out who then refused to acknowledge it was anything other than a No Access Issue that they could be contractually penalised for how would that repair trust?

How Smith and Blakeway expect to be treated in their homes and how they treat social tenants in or over theirs, demonstrates that they are not interested in repairing trust between tenants and social landlords at all. The public should not be subsidising this duplicity.

L&Q were afforded every opportunity to resolve things in a low key way but foolishly relied on Devonshires to deny an drag things out. Maybe getting top officials who won't stop abusing tenants arrested is the best way to restore trust in the #socialhousing sector. SHAC

Devonshires SHAC Are social tenants supposed to be psychic? Correctly guess which date we're calling round to carry out repairs on or you'll be sorry as we'll weaponise No Access claim again! Worse,Housing Ombudsman colludes with this & ignores this is why RA for notice of appt time was in place.

Devonshires SHAC Housing Ombudsman Public criticism is due.Weeks after legal case ended (July 24)Housing Ombudsman asked L&Q to revise their complaints response but neither addressed the repair workers arriving a month early or questioned the 'No Access' claim despite fact similar false claim had led to legal case.

How does this square with their PSED duties?
