2,700 vacant council houses means that the vacancy rate in the sector is around 1.8%. This is not high and questionable how much further it could be reduced. Some period of vacancy during the transition between tenants and during upgrading works is unavoidable.

Dept of Housing's mismanagement of RPZ reform will trigger a shortterm supply shock. No landlord will re-let a vacant unit before March 2026. To avoid this rent control reforms are usually introduced immediately after their announcement but these were announced a year in advance!

Garreth McDaid After March 2026 they can relet at full market price, if relet before this they relet at RPZ limit so there is a strong incentive to keep the dwelling vacant.

This would be a game changer for the city, but it has taken 30+ years to deliver 45km of Luas, this map has 85km+ of new lines.. the pace of delivery will have to exponentially increase to deliver this plan in 25 years.. we last opened a new line in 2017 irishtimes.com/ireland/dublin…

melreynolds AideenHayden Thanks for sharing this Mel. It is a pity the Irish government won't follow the example of their British counterparts. Council housing in Ireland is still being sold to tenants at discounts of between 40 and 60% from market value.
