On sub-600 sqft units I’d always opt for studio layout! A bedroom wall is not necessary in a single occupant unit - who do they need privacy from? Allow the space to feel bigger and more flexible.

Found in a condo I renovated (lightly) and listed on behalf of Owner. Note dated 1992, “TO BUY OR NOT TO BUY” a house in Toluca Lake for $220k. That house is worth $1.2-1.5M today (6-7x). Owner ended up buying the condo for $142k, and we are selling it for ~$600k (4x).

I put up 2 fixer listings yesterday and am shamelessly calling out wholesalers who reach out to me as “investors”. I know who they all are. The RE market would be much better off if other agents did too.

9 listings + 4 more next week + 2 time-intensive buyer reps in escrow. Result of consistent lead-gen effort during a sluggish 2025. But now that I’m in the trenches on these deals, I don’t have the bandwidth for outreach (lame excuse). Gotta get better and figure it out.
