You can buy the $250k duplex with 3.5% down, move in & use rent to pay most of the bills. You can repeat in 2 years using 5% down. That’s a ~$500,000 rental portfolio. Manage it well, let other people pay off the loans etc. Let time turn a $500k portfolio into ~$1 million 👍🏻
