I know this is being normalized extremely quickly, but let’s take a step back, put political analysis aside, and think about how insane this is. Students across the country are being arrested by actual police for sitting on the lawns of their universities with tents and signs.

Unfortunately on this Earth Day, STL remains a city that heavily subsidizes market rate projects with excessive parking. This project now opening should've embraced Transit-Oriented Design as it's near light rail. But it has a parking ratio exceeding 1:1. Cars for the win.

TGS trend of rehabbing homes with consolidated lots and re-subdividing them for infill. Lefty was recently subdivided and has a permit in for new build. The two on right are in the process. Each lot is under 4k sq. ft. and I believe all had a prior home at some point.

2022 pic on left of an 1880s vacant oldie as rehab was starting. New listing pic on right. (In Fox Park by the old Princess Theater.) Owner seems to have subdivided it into two townhomes and built an addition on the smaller one. And my bet is infill is planned on both sides.👍🏻

Rehab of the oldie is progressing. We'll see what happens to the adjacent vacant lot owned by LRA. It's a perfectly buildable lot that not too long ago had a two-fam on it, but since its under 4k sq. ft. LRA says it's unbuildable. (It's a block from planned light rail.)
