Took my daughter to a golf club that has a 15 hole short course for kids complete with its own scoring scale. I might prefer that to stroke play going forward - far less stressful!

Signatures, whether ink or digital, are only as good as the people who offer them. There are plenty of people who have no problem acting in complete conflict with what they've agreed to on paper. So important to know whom you are doing business with.

I bought my first commercial property in 2004. 21 years and many deals later, I've never missed or been late on a payment - even if they were vacant/losing money at the time. That earned trust pays off in times like these. Pay your bills.

These photos from the same location show a pretty profound evolution of our downtown. A perfect example of a community with great leaders who understand how public projects can partner with private development to benefit everyone.

The goal of the first cold call isn't necessarily to win the deal (great if you do!), but rather to start a relationship. Everyone sells eventually, and the key is to position yourself to be there when it happens. Real estate rewards patience and (polite) persistence.

I love it when I get an eblast from a broker that says "Reduced Price!" but doesn't list the original price OR the new price. Helpful.

One of the best parts of Switzerland is the views you get traveling by train. There are so many amazing areas of the US that would be great to see by rail - too bad we can’t figure that out.

Apologies to my regular followers - this will be the last Switzerland post. Regularly scheduled programming (real estate, street markets, urban tree canopies, etc) will resume this weekend. But man, this place is gorgeous.

Was talking with a newish real estate investor, and he said in light of economic instability, "I like RE because I know it won't go to zero." Well, no, the property likely won't, but your equity might. So many people invest without understanding even the most basic concepts.

As you broaden your real estate investing geography, remember that every market has nuances that don't come across in Excel, and those will come back to bite you. Even if the math works, it may not be a good deal.

StripMallGuy The most useful life hack I ever learned: the daily five. Every day I make a list on a post-it note of five things that I ABSOLUTELY will get done no matter what else happens. And I do. This ensures I move the ball forward in spite of things that are out of my control.
