SOLD! This building had a grandfathered industrial zoning that would revert to a retail/commercial zoning after a year. We were able to combine the retail and industrial teams at CBRE and generated 5 offers. We invoked land use consultants and achieved a 30-day close for Seller.

This asset has completed a full lifecycle: we originally sold for Chevron as a surplus site to a developer in 2009, leased to Citi Bank until 2016, upgraded to Starbucks with a drive thru in 2017, and ultimately sold as a leased asset.
