Deleted my tweet re: allowable increase for 2025 because one of my smart colleagues pointed out that the govt uses overall CPI (not rental shelter CPI) to set allowable increase. CPI is around 3% I believe. Rental shelter CPI is much higher (questionable, we haven’t seen that).

Agree with this - it takes time for sentiment to turn but I think the market will start to gather momentum this month at the same time inventories start to evaporate. Should see prices move up in October and November. Next spring everything will be the “new price”, 5% higher.

Every Douglas Todd article is a bunch of arguments against housing supply increasing faster followed by a call to slow down immigration to give supply a chance to catch up. Seeing as he wants to limit the ability for supply to catch up, I think he just wants less immigration.

SSMUH is not going to solve the need for family housing. Munis need to urgently enable townhouse land that was eliminated through TOA.
