I love it when the buyer’s lender agrees to use the title company I recommend to close one of our deals. I know it will move along quickly and without issues when rockstar title folks are in the mix! They did the title work when my sellers bought it so they can simply update

Typical comment on social media about buying land: “I’d never buy anything without getting all the mineral rights, by golly.” Really. I’d bet most buyers don’t even know what mineral rights they are getting - if any. Why? Most buyers don’t have a mineral abstract done so

We listed a nice hunting tract this week. The seller sent us several game pix to use including these. These are good pix to provide to your land agent when getting ready to sell.

One of the tracts I listed last week has a series of beaver ponds on one end. It’s terrible for the red oak that they’ll eventually kill but great for the cloud of wood ducks that blew out of there when I walked in.
