$SITC closed 2 sales for $170 PSF (Brentwood @ $212 PSF and Colorado Springs @ $105 PSF). Below ave. rent PSF, population, and HH income. Proceeds to repay ~$14m of debt and fund $1.50/share special distribution. At $12.10/share, SITC trades at mid 9 cap and $167 PSF.

SoCal industrial under plenty of well-publicized pressure. Meanwhile $TRNO scoops up a Home Depot in OC for $370 PSF / $4m per acre at a 5.7% cap rate. Future conversion / redevelopment opportunity I presume given look of building.

I am a complete short-selling novice. Let's say you agree with this $CTO short thesis. What's the annual cost to short? Is it: broker margin rate: say 6% p.a. + I see a current Fee Rate quoted as 0.6153 - that's 0.60% p.a.? + the dividend rate, currently 9% So ~15.6% p.a.?

$JBGS with another DC apartment disposition. This is highest end multifamily asset (rents of $4k a month) sold for ~$655k per unit. Based on Q1 ABR of ~$13m and a ~75% NOI margin, that price would represent a ~5.25% cap rate. Still some demand for DC multifamily out there...
