So, the new buyer got the deal at a 6.5% cap $1.85M ($120k rent/6.5%). Lease is up, renewed at $14k, or $168k/year, and sold at a 6.5% cap, or $2.58M. >$700k profit! Huge opportunity, all over America, all because of how much landlords are afraid of getting those keys back.

When I worked for a non-profit, this is the thesis that drove our program that helped mom and pops small resi landlords weather Covid. They were happy to pass economic surplus to tenants b/c their risk aversion led to lower return expectations. Help small folks=help their tenants
