I used to worry about too many people getting into real estate investing - that there might be less good deals out there with all the investors. But I've realized that as long as consistent WORK is required to invest, there will never be too many investors.

Great way of thinking about investing in yourself. Buying a gumroad course really isn't that different than the expenses we see as more 'acceptable' like going out to eat. But the courses tend to yield a greater return.

In real estate there's a lot of talk around the pros of leverage. Here's an example: You buy a $100k house for $20k (20% down). The house then appreciates the historic 3% average ($3000). From your 20k, you made a 15% return. Just remember leverage is a double edged sword.

One of the reasons I find real estate so interesting is because of how involved the whole family can be. Even younger kids can get their hands dirty fixing up a new purchase. It's a hands-on way to get the whole family involved in investing.

Regardless of what your favorite type of investment is, index funds will always be a solid choice at a ~7% return after inflation. They've been historically tested and are about as passive as it gets. They're a great baseline to compare other types of investments against.
