Messaging needs to be: - Direct - Confident - Consistent A lot of times an experienced borrower or broker can gauge a lender's ability to perform in a tight closing window, not by the past deals they closed, but by line of questioning the lender has on the very first call.

If you are investing in a debt fund yielding more than 10.5%. Questions to ask: What % of the fund is in construction deals? What % of the fund is in junior position? What states are you lending in? What is the average leverage based on the as is value? Is the fund leveraged?

If you see someone raising money for their deals and they say it is a simple/easy process, nothing for you to do and all you do is sit back to collect your interest, you better ask them some hard questions. NOTHING IS THAT SIMPLE IN LENDING. Start with, "What could go wrong?"

Want to learn how to lose money as a lender. Loan was originated by an institutional lender. Probably had a secondary valuation since they pushed 80%. Sold off post closing to a Life Insurance Company. Property reverted back to lender. Listed currently sub $700k.

This post is not to be a drag on any investor or lender, but when both miss the mark, great losses can occur. Lender lost more than the borrower. Looking at the entity structure, borrower most likely syndicated the deal. Ask the tough questions before cutting a check.
