This is an acceptable trade off, but most YIMBYs wouldn’t support it because it would require a deal including code change and rent regulations. Can’t trust the market to make this deal or the rent won’t be affordable.

One of the biggest mistakes in NYC history was not replacing the elevated lines with trams or subways. This was Bed-Stuy and Downtown BK in 1938 courtesy of the *excellent* Calcagno Map co. Some of the lines are redundant, but many others are sorely missed today.
