Survey at CBRE breakfast of lenders-74% want to reduce development land loans and increase rental construction loans. Land values may be 50% lower than 2021.

Retail loans are now attractive- incomes can provide coverage for mortgage payments even with vacancies. This area will attract more lending than any other sector.

Distressed levels way down except for development land loans. Even office distressed loans down from45% to 17%.

Sustainable buildings garner up to 8 basis point interest rate discount. $52k on a $10m loan.

KingSett and Hazelview are finding on their construction promo trades are hungry and discounting their rates. Steel and concrete/forming are coming in at 8-10% less. They say it’s a good time to get into the ground especially for purpose built rental.

Rob Kumar of Kingsett says these are the times to get out and do deals when everyone is uncertain and “fearful”. Time to be greedy, get out of your office and find those deals- purchases and loans. Opportunities are there! Way to go Rob! He got a spontaneous applause!
