Richard: "I'm completely happy with the ground floor units, the slight reduction in floorspace I understand, I'm happy with the cinema as well, the 10% affordable I'm not that happy about but understandable. The more difficult aspect is the visual impact for my lifespan."

Cllr Davies: "If I were to vote in favour, I know there'll be a visual impact. If I sided the other way, I know there'll be a negative impact. Ultimately, we want to continue to be a vibrant, exciting town, that trumps the other impacts." That's balanced against heritage.

Andrew questions whether the residential heights. "Not approving this could see a very slow incremental decline in the town. The applicants have staggered the heights." But "personally, I think this is visually dominant. He mentions a 'pocket park' which "needs work."

Josh: "The decision to approve or refuse is genuinely fine. There's biodiversity net gain, there's a green roof. In a finely balanced decision, the design has to be right. Less would have been more." He points out Historic England has objected to it. "What does Reading need?"
