Density isn't really the main thing wrt urbanism imo. Urbanism is about creating human connection through positive space. This can happen at all densities, but can only really happen in "urban" places. From rural hamlets to big city courtyards, urbanism is defined by +Space.

On the riverfront: ⚽️ Hundreds (ultimately thousands) of new residents ⚽️ A new public park and entertainment spaces ⚽️ A dozen new restaurants ⚽️ $1 billion in private investment Phase one opens this summer and much more is to come. Getting things done in Kansas City.

Cities spend up to two thirds of their budget on police and fire. Fire trucks often determine the design of city streets (yes, really) so more maneuverable, affordable, functional fire trucks are both good fiscal policy and better for public safety.

Moreover, we also have to think about the counterfactual. Without upzoning, cheap old homes will just be renovated or replaced with low-density expensive new homes. We're below the 1.67 threshold, so the stock of cheap homes decreases. Single-family zoning = gentrification. 4/4

This policy didn't work. KC has a lot of existing housing that will become more affordable if we, quite simply, make easier to build a ton more new market rate housing in the places people want to live.

Austin is looking to raise property taxes by 20%. Why? Because they previously capped property taxes. A better solution is to allow property owners to write off the value of improvements while increasing overall tax rates to bring in the same (or more) total revenue.

5-story scissor stair infill apartment building in Portland. Made possible by a CMR that reduces exit separation distance to 27'-2". NYC allows a 15ft separation by right (no CMR). Maybe follow NYC. Would be a simple reform without triggering the anti-single stair crowd.
