This is a great chart from Leith van Onselen The value of Aussie housing stock (the actual residential structures) relative to GDP has remained in a relatively tight range for 34 years. Meanwhile, the ABS assessed value of land relative to GDP has risen ~3x.

It is such an antiquated view that people that live in greenfield estates are really far away from work. Some yes, but a lot of people buy in those markets because they work locally and have no need or desire to go to the CBD.
