Naples Florida, on vacation. My planner mind: while not ok for everywhere, this cross section serves a purpose, allows const costs to remain low. Good for some local streets in NA. No curbs, few street lights, bioswales, 14’ wide. Would be better if 1 side had a sidewalk

Interesting: New singles are at least 40% larger since the ‘90s, whereas new condos are at least 19% smaller since the ‘90s.

The way DCs are calculated puts around 40% of a 10 yr capital program onto new population equal to >10% of the city. IMO, the legislation that governs DCs needs to be fixed

I never thought I would see the day where everyone under 30 was officially told to rent forever. If we try to “protect people’s assets”, expect a lot of negative demographic trends down the road. Brain drain, fewer kids, labour issues, etc

But I heard today that HST can’t be waived on all new housing, bc of budget pressures. Imagine pressures coming our way if our birth rate drops further (currently at 1.26/woman, which is very close to Japan’s rate of 1.20)
