One thing buyers don't learn until it's too late. Title seasoning. Resell a mobile home within 12 months — some lenders won't finance the next buyer. Doesn't matter how solid the deal is. The bank kills it. 25 years in. Still the most common surprise I've seen at closing.

The down payment bar is designed for a $420K house. 3% down = $12,600. 20% down = $84,000. Most people can't clear that. A manufactured home at $85K? 3% down is $2,550. Some chattel loans need zero. The system isn't broken for everyone. It's working exactly as designed.
