Most accredited investors park capital in treasuries at 4–5% and call it conservative. But their money is unsecured. No collateral. Just a government promise. Bridge loans: 11–13% fixed, secured by real estate at max 65% LTV, senior position. Conservative looks different

LTV of 65% means if a property is worth $1M, I lend $650K. The asset has to lose 35% of its value before my investor's principal is at risk. That's the cushion. That's the protection. That's why collateral-based lending works.
