I am unequivocally the CEO of Pixel Vault . This is not open for interpretation. Ask any one of our amazing team members (30 in total) and they will speak to not only my role in the business, but my tremendous passion and care for the community, the team, and this company. 👇

42 houses right here- co-living flats in Hollywood. 1) co-living reduces costs by a lot 2) let’s people live close to work 3) frees up bigger units for families 4) why don’t we build more?

Today's Thesis Driven is on the developers making the most of small multifamily sites by building coliving apartments. While the sector has drifted toward larger assets in recent years, a few operators are bucking the trend by going small. thesisdriven.com/p/small-sites-…

We are still investing in LA. Long term, certain locations like this will continue to produce excellent development returns. therealdeal.com/la/2023/03/27/…

Not sure who needs to hear this. If you have to widen the cap rate from 4% to 5% to underwrite the exit of a development project, then land needs to be 50-75% lower in cost than 12 months ago assuming costs and rent are the stable to achieve the same IRR.

Everyone wants to be a real estate developer. It’s sexy. The financial upside can be enormous. Famous developers are treated like gods. Even modestly successful ones get treated way too well and get way too much credit. 😉 It’s the dream for a lot of real estate people.
