Earlier this year, the Colorado legislature passed a bill that requires local governments to allow more housing near transit – HB24-1313, the Transit-Oriented Communities (TOC) bill. My latest blog breaks down the bill, how it works, and how it'll benefit Coloradans:

Rough couple of months for RTD (purple line). RTD's been a straggler since the pandemic, but June ridership tanked to 43% of 2019 levels. The average from peer agencies in Las Vegas, Austin, Seattle, SF, LA, and Salt Lake City was closer to 80%.

A lot of hypothesizing in the comments about the causes of low RTD ridership. It's definitely complicated! One thing we do know is there's a strong correlation between service and ridership. People won't ride the bus or train if it doesn't come. Here's another chart comparing

My latest for DenverInfill on proposed downtown office conversions. If the proposed projects all delivered, we'd see an additional 664 homes downtown and a reduction of ~450,000 sq ft of office space. This was a big story! denverinfill.com/2024/07/downto…

The price of housing is set by supply and demand in the market. This person lives in Austin, Texas. That city had a big demand shock a few years ago that drove rents up and sparked a building boom. Now that thousands of apartments have come onto the market, rents are declining.

Big surprise from Oregon's 4plex bill, 5 years in: EVERY SINGLE CITY that had to legalize 4plexes ended up going beyond the state's baseline. The state required local debates over fine print. After it, even the cities that fought the law ended up more pro-housing than required!

a $1.7B federal e-bike rebate at $750 would replace all or most car trips for 2.25 million people there's pretty much no federal incentive that would reduce CO2 emissions that fast or cheaply where is the climate leadership?

There is a strangely popular maneuver whereby people surrender the power they actually have to claim a power they absolutely don't. These pseudo-prophets pretend they know the future and thereby give up their power to participate in deciding that future.

NEW: Legislators say more RTD reform is coming next year. A top priority will be boosting ridership --> cpr.org/2024/07/24/col…

Denver's abysmal ridership recovery is likely closely related to the failure of the transit system in the region to improve service. Transit agencies that have returned service closer to pre-pandemic levels have had better ridership recovery, on average.

I'm a LIHTC developer & proud of it but to expect LIHTC to deliver affordable housing at the scale needed is flawed policy when economically desegregated housing abundance is what is required for families to thrive. Cities - increase zoned capacity & decrease permit review times.

Steamboat residents rejected a proposal to build more affordable housing, but who gets to vote on these decisions? Steamboat has 10,000 homes, about half of which sit vacant for most of the year. And yet, these homeowners get to vote on housing projects, while Steamboat's

Still can't get over how good the DC bus ridership recovery has been—100,000 more trips in June 2024 than June 2019, and weekend ridership is up more than 25%.
