3⃣ Zoning is more restrictive of density in suburban areas, particularly in the Northeast Northeast has country has some of the highest lot size requirements. Even CA does not have crazy bulk regulations — the West instead use housing process more to regulate housing.

It’s been a slow process but local gov’s are finally starting to understand that the safety of their community and health of their economy means prioritizing people over cars and walking/biking/riding over parking. This is what Transit Oriented Communities offer for us all 🙌
