With the rate hike today - rates are officially off this chart. - >30% less borrowing capacity for interest only borrowers. - >60% less borrowing capacity for those who already have debt. Without credit growth….

Actually the SINGLE BIGGEST obstacle to cheaper #housing is something far more boring: the RWA (risk weighted asset) ratio applied to domestic loans made by the big #banks. They’re v. low risk meaning banks are incentivised to lend HEAPS in that sector and improve their ROE. 1/2

This happens in so many other ways. If the agent can sell your property to a developer who will develop 6 units + promise to resell them with the same agent… Will the agent get the best for their client OR will the agent try to get the developer a good deal?
